At Lower Creek Living, we know pets are family. This policy keeps every home clean, quiet, and safe for residents and their animals.
1. Are pets allowed?
Yes! We welcome cats and small dogs.
- Maximum of 2 pets per home.
- Each pet must weigh 45 lbs or less when fully grown.
- No exotic animals, farm animals, or wildlife.
- Aquariums may not exceed 20 gallons.
2. Pet fees
• $250 one time, nonrefundable pet fee.
• $35 per month, per pet, added to your monthly rent.
• Pet fees do not replace your security deposit. Pet damage beyond normal wear and tear may be deducted from your deposit.
3. Approval process
All pets must be approved in writing before they move in, including pets added during your lease. To apply, submit:
• A pet application with your pet’s name, breed, age, weight, and a recent photo.
• Proof of current rabies vaccination.
• A current dog license, as required by New York State.
• A signed pet addendum.
Lower Creek Living reserves the right to deny any pet at our discretion. Approval may be revoked if this policy is violated.
4. Health and identification
• Vaccinations must be kept current, and updated records provided on request.
• Dogs and cats must wear a collar with an ID tag. Microchipping is strongly recommended.
• Pets must be kept free of fleas and ticks. Residents are responsible for the cost of any pest treatment caused by their pet.
5. Leash and supervision
• Pets must be leashed and under the control of a responsible adult whenever outside your home, including yards, driveways, and shared areas.
• Pets may not be tied out or left unattended outdoors.
6. Pet waste
• Pick up pet waste immediately, bag it, and place it in the outdoor trash.
• Clean litter boxes regularly. Dispose of litter in sealed bags in the trash. Never flush litter or dump it outside.
• Residents will be charged for any waste cleanup we have to do.
• Do not leave pet food outside or feed wildlife.
7. Behavior and noise
• Aggressive dogs are not allowed. Any pet that bites, attacks, or threatens a person or animal must be removed from the property.
• Barking, whining, and other pet noise must be controlled so it does not disturb neighbors. Repeated complaints are a policy violation.
• Certain breeds may be restricted based on our insurance requirements.
8. Pets left at home
• Pets may not be left alone overnight or for extended periods without someone caring for them.
• If a pet appears abandoned, neglected, or in distress, we may enter the home and contact animal control. Any costs will be charged to the resident.
• Please crate or secure pets during scheduled maintenance. Visits may be rescheduled if a pet is not secured.
9. Damage and cleaning
Residents are responsible for all pet damage, including scratched floors or doors, chewed trim, stains, odors, and damage to lawns or landscaping. Professional cleaning or deodorizing at move out will be charged if needed.
10. Liability and insurance
Residents are fully responsible for any injury or damage their pet causes to people, other animals, or property. Renters insurance with personal liability coverage that includes your pet is required.
11. Unauthorized and visiting pets
• Unauthorized pets are a lease violation and may result in fees, removal of the pet, or termination of your lease.
• Pet sitting and visiting pets are not allowed without prior written approval.
12. Assistance animals
Service animals and emotional support animals are not pets. No pet fees or pet rent are charged, and weight and breed limits do not apply. To request a reasonable accommodation, contact us. We may ask for reliable documentation when the need is not obvious. Residents with assistance animals must still follow the waste, noise, behavior, and damage rules above.
13. Policy violations
Violating this policy is a violation of your lease. We may require a pet to be removed with written notice, and repeated or serious violations may lead to lease termination.
